Smart Growth and Urban Stewardship Since 1978
Our commitment to our neighborhood runs deep. Over the past three decades, we have focused on building a community that prioritizes both people and the planet. A major part of this journey involves brownfield remediation. By safely cleaning up and repurposing former industrial sites, we have brought incredible projects to life, including the beautiful Fremont Community Garden and the vibrant Warehouse Artist Lofts (WAL). These revitalized spaces now serve as thriving hubs for our residents.
Conserving Resources and Upgrading Our Spaces
We take our role as environmental stewards seriously, and we are constantly finding new ways to reduce our carbon footprint. Through our ongoing partnership with SMUD, we are retrofitting our existing buildings to maximize energy efficiency.
Our resource conservation programs deliver real results for our community:
- Energy Reductions: By upgrading to energy-efficient systems and conducting thorough energy audits, we have reduced our electricity and natural gas consumption by more than 20% over the last two decades.
- Smarter Infrastructure: We are keeping our buildings comfortable and efficient by installing cool roofs and replacing old single-pane glass with advanced dual-pane windows.
- Water Conservation: We have upgraded toilets, faucets, and showerheads in 99.5% of our apartments, successfully driving down our purchased water use while implementing smart monitoring software to catch leaks instantly.
- Recycling Initiatives: We actively participate in recycling programs, ensuring we divert waste from landfills and use sustainable, low-VOC materials across our properties.
Championing Green Technology in New Developments
We are so excited about the future of housing in our neighborhood. Whenever we build new apartments, we put green technology front and center. Our newest communities push the boundaries of sustainable urban living:
- Sonrisa: Built with innovative cross-laminated timber, this community features induction cooking, electric central water heating, and low-water landscaping.
- Sakura & Monarch: Both of these exciting new developments are 100% electric. They feature rooftop solar panels, solar battery storage, smart thermostats, and master-metered electricity, which drastically reduces heating and cooling energy use.
Transforming Our Streets and Public Spaces
Creating beautiful, green public spaces makes our neighborhood a better place to live, work, and gather. We are teaming up with local partners to bring nature right to our doorsteps.
- 16th Street Greenscape: We installed innovative urban stormwater planters that capture rain, reduce runoff, and add lush greenery to the street.
- Envision O Street: This community-driven plan is revitalizing the O Street corridor. We are expanding our urban canopy, increasing pedestrian safety, and converting traditional turf into beautiful, climate-appropriate landscaping.
- 900 Block Plaza: We are building a multi-purpose outdoor art plaza that honors local designer Ray Eames. This space will feature artistic shade canopies, a sculptural seat wall, and habitat connectivity pathways designed specifically to support local birds and pollinators. It is the perfect spot to meet up with friends or enjoy a sunny afternoon outdoors.
Advocating for Active Transportation
We want to make it easy and safe for you to get around without a car. We are passionate advocates for cycling and active transit. By installing abundant bike racks across our properties and actively supporting local bike-share programs, we encourage a healthy, fun, and zero-emission way to explore Sacramento.
