Hello, CADA Residents! Welcome to our second quarterly newsletter of the year. We’re glad to keep you connected with the latest community news, helpful reminders, and exciting updates happening right in our neighborhood. There’s a lot to share this season, so let’s dive in!

Holiday Office Closures

Please note: The CADA offices will be closed in observance of the following holidays:

Juneteenth – Friday, June 19 

Independence Day – Friday, July 3 

 If you have a maintenance emergency during these closures, please call the emergency line at (916) 324-8494. For all other requests, we'll be happy to assist you when we return.

Business Spotlight: Yummy Choice

We're spotlighting Yummy Choice, a neighborhood favorite at 1601 10th St serving Chinese, Vietnamese, and Asian fusion cuisine. From wonton soup and pho to hearty rice plates, the menu is satisfying and full of flavor. And while you're on 10th Street, you're in good company! Neighboring Cafe Xocolatl and Ace Gyro Shack are just steps away, making this stretch a delicious little local food stop. Stop by, explore the block, and find your new favorite!

Our New Website Is Live!

We’re excited to announce that CADA’s brand-new website has launched! The fresh design makes it easier than ever to find what you need, stay informed, and explore everything our community has to offer.

Take a few minutes to browse cada.org and get familiar with the new look. We think you’ll love it.

And there’s more on the way with this website upgrade. Later this year, we’re rolling out improvements to the resident portal. We’ll keep you posted as these new features go live, all designed to make your experience even better and more convenient.

Save the Date: Movie in Fremont Park

Grab your blankets and lawn chairs! CADA’s annual Movie in Fremont Park is back, and this year we’re featuring 2024’s Beetlejuice, Beetlejuice. It’s a fun, free evening under the stars with your neighbors, and you won’t want to miss it…..free popcorn included!

Mark your calendars now and keep an eye out for the official date and start time. We’ll share all the details soon, so stay tuned!

Ending Soon: Fremont Bloom

The inaugural Fremont Bloom installation is winding down, but there’s still time to catch the magic! The final programming wraps up on June 13th, so don’t miss your chance to experience this one-of-a-kind art installation before it’s gone. Best of all, the remaining events are free to attend — a perfect reason to head over to Fremont Park with family and friends.

Exciting Changes Coming to 14th & O!

Big improvements are headed to the 14th & O intersection, and we can’t wait to share the details. CADA is launching a reconstruction project that will refresh and beautify this neighborhood corner.

Here’s what’s in store: a freshly repaved intersection featuring a stunning 23-foot flush-mounted colored paver mandala right in the center, plus colored concrete pavers in each crosswalk with their own 8-foot mandalas. We’re also adding corner bulb-outs like the ones you’ve seen at 16th & N, swapping turf for water-saving plants, upgrading irrigation for better efficiency, planting a new tree, and installing four stop signs for safer travel.

Work could start as early as late June and will take about four months to wrap up. The contractor will follow a pedestrian and vehicle traffic management plan and keep you posted with regular updates on upcoming construction activities. Thanks for your patience as we make this corner even better for everyone!

Development & Maintenance Updates

Housing production is progressing well on our two downtown residential projects underway. Sakura, located at 2000 16th Street, and Monarch, at 805 R Street, are taking shape and will soon add more vibrant living options to our community. Please let your friends and coworkers know that the interest lists are open for these affordable housing sites and people can sign-up using the project websites below.

In other news, our CADA Maintenance team is settling into their new space! Their new building has been retrofitted and the staff is moving and organizing our CADA maintenance resources and administration. During this transition period, there may be potential for minor service disruptions or delays. If you experience any issues, please alert your Resident Services Representative (on-site manager) so we can address your needs promptly.

Tucked away at 1414 16th St, The Other Side is a neighborhood hidden late-night lounge serving up craft cocktails, delicious bites, and live performances and DJs. Accounting’s 2 Cents

A few friendly reminders to help your rent payments process smoothly:

  1. Make payments out to CADA — or to Sonrisa – only if you live at Sonrisa (we also accept 1322 Investors LP from Sonrisa residents).
  2. Use blue or black ink only. Other colors will not scan in our system.
  3. Keep payments clean. Do not use envelopes, tape, glue, stickers, or any other foreign substance.
  4. Include your name and current address on your payment.
  5. Double-check your payment to make sure it’s filled out correctly and signed.
  6. Accepted payment types: checks, cashier’s checks, and money orders. No cash.
  7. Try auto/bill pay. Check with your bank to see if they offer this service. If so, they’ll mail your check to us for you.
  8. Know your due dates. Rent is due on the 1st of each month and is late if paid after midnight on the 5th. Late fees are charged.
